Matt Dawson

Matthew works with a variety of landowner clients, from private individuals to large institutions, drawing upon his strong technical proficiency, pragmatism, and keen eye for detail to provide the highest standard of service as agent and adviser in all planning and development matters.

A core component of his role is advising on the promotion, sale and purchase of land for residential and mixed-use development across the country, with a focus on the Midlands, East and South East regions. This encompasses everything from an initial assessment of the development prospects of an underutilised parcel of land to negotiating a sale to a developer purchaser once planning consent has been granted.

Matthew specialises in financial viability analysis, helping to unlock constrained development sites and secure the delivery of much-needed new housing. This role takes him across the country on behalf of a diverse client base, from local authorities and SME developers to the largest housebuilding companies. Matthew’s work as a land agent and viability consultant has instilled a strong awareness of the numerous practical and procedural challenges that are encountered by his clients. He takes a holistic view of the planning and development process and offers tailored solutions that achieve the desired balance between maximising returns, mitigating risk, and any non-financial considerations.
