Norwich's office market continues to gain momentum, driven by strong occupier demand and limited Grade A supply.

The Norwich office market experienced mixed fortunes in the first half of 2026. On the plus side, take-up rose to 115,900 sq ft, the strongest start to the year since 2022 and prime rents rose by 7.5% to £21.50 psf. On the downside, requirements fell as the high level of lettings was not fully replenished by new instructions and the availability rate edged up to 8.2%.
